Cash Flows Tab:

The Cash Flows tab acts as your central hub for accessing all of the items that impact annual cash flows. The screen can be scrolled across to see annual cash flow trends and the compound annual growth rates (CAGR) over the five-year period.

Each of the categories of the left of the screen act as buttons that in turn access more detailed category information. From here, you can access the:

• Revenues,
• Expenses,
• Financing,
• Non-Real Estate Taxes,
• Capital Expenditures,
• Purchase Expenses, and
• Sales Expenses screens.

Although some investors may prefer to see more than five years of cash flows, a five-year term is typical for most financial models as most profitability trends become apparent within a 5-year period.
