Sale Expenses & Sale Expense Detail Screens:
The Sale Expense screen allows you to either keep a general assumption or specify individual expense items. There's no limit to the number of items you can include.
The Sale Expense Detail screen shows detailed information on each expense item added.
While projected sale expenses don't impact annual operating cash flows, they could have a significant impact on the property's IRR as they reduce the net proceeds to you when the property is sold.
Use the selector bar at the top of the page to either keep the general assumption related to sale expenses active (from your Settings screen) or to itemize expenses.
Individual expense items that are independent of sale price (e.g., legal fees) can be based on a specified dollar amount while those that change depending on sale price (e.g., broker fees) can be based on a percentage of price.
Those expenses that are price-dependent will update automatically if the Sale Price in the Sale Assumptions screen changes.
